I've heard people say that buying a house is one of the hardest things a person can do in their adult life. Frankly, I would have to agree. There are many things that can happen when you buy a house for the first time and there is a possibility that some mistakes will be made. Here are 10 mistakes to try to avoid when buying a home for the first time:

1. Falling in love with a house

     Love at first sight is for the big screen, buying the first home you fall in love with will eventually leave you wondering if you made the right choice and if there was something better out there. Make sure you look around.

2. Skipping the home inspection

     The best way to avoid nightmares is waking up now.

3. Forgetting about the hidden costs of home buying

     Make sure your REALTOR gets you a pre-purchasing total cost estimate.

4. Trusting a verbal agreement when home buying

    Everything must be signed, or it's just a promise. We all know about broken promises. 

5. Blindly following your REALTOR's advice- or a family members advice

     Make sure YOU are the one who wants to buy the house, not just your REALTOR or your friends and family. 

6. Not considering home resale value

     You might have to move one day!

7. Not getting Pre-Appoved by your lender

     It's like going on a cruise....you have to buy a ticket first, not after. 

8. Not understanding Market Trends

     Are you in a buyers' or sellers' market, BUY ACCORDINGLY!

9. Not taking advantage of any programs or grants for First Time Home Buyers

     The experience of your REALTOR is key here.

10. Not budgeting for your monthly mortgage payment

       Know that you are in charge of paying for maintenance now.
