Surprise home repair bills are the worst! Luckily, you can avoid unexpected hazards with a dose of regular maintenance.

1. Vacuum Dryer Vent Pipes

Lint is a fire hazard! Be sure to clean the actual pipe, not just your lent trap in the dryer, at least once a year. This is a simple DIY, but you can hire a pro if needed. Also, make sure the vent flap on the exterior of your home is open when operating, and check for debris.

2. Change Air/Furnace Filters

Dirty air filters raise your energy bill 5-15%. Change them at least every 90 days.

3. Maintain Your Sump Pump

1 inch of water equals $7,000 in damage! Yikes! Be sure to check power supply and drainage annually and before big storms or heavy rain. Also, check for broken or missing parts, pipe connections, and clean the screen every 3 months.

4. Clean Your Gutters

Faulty gutters cause water damage to foundations. Repairing damages to foundations can cost you thousands! Check for and remove leaves and other debris at least 4 times a year.

5. Winterize Plumbing

Flooding clean-up from burst pipes could cost you on average of $5,000 or more! Wrapping pipes that are exposed to outside elements, and pipes in unheated spaces in foam insulation. Also, be sure to cover outside faucets.

6. Keep A Tidy Yard

Keeping your yard clean and neat has it's advantages. Not only does it look more appealing, but some cities can fine you $100 or more for overgrown yards.
